  • The Double V Ranch encompasses approximately 73,600 acres in De Baca County,New Mexico,located about 42 miles north of Roswell with paved frontage along NM State Highway 20 and additional county road access. Well positioned for a cow/calf or yearling operation,the ranch features gently rolling terrain with productive bottomlands,multiple draws,and elevations ranging from roughly 3,800 to over 4,250 feet. Water is a defining asset,with more than 25 miles of creek frontage along Conejo Creek,Arroyo Mora,and Arroyo Arana,a mile of Pecos River frontage,numerous permanent water holes,flowing springs,and a strong well system. The property is well improved with a foreman’s home,multiple guest houses,livestock facilities,barns,and extensive fencing and interior roads. In addition to its agricultural productivity,the ranch offers recreational value with hunting opportunities for antelope,deer,quail,and seasonal waterfowl. Of the total acreage,approximately 65,626 acres are deeded,complemented by 3,374 acres of State lease land.

    The Land:
    The Double V Ranch is well suited for a cow/calf or yearling operation,offering a diverse and productive landscape characterized by gently rolling hills and side slopes that drain naturally into multiple draws and expansive low-lying bottomlands. The ranch is able to support approximately 1,200 head of cattle year round. Elevations range from approximately 3,800 feet in the flats to over 4,250 feet across the upland country,creating varied grazing conditions and natural pasture rotation. The ranch supports a healthy mix of native grasses,with the most productive stands found in the bottomlands. Low bush mesquite is prevalent throughout much of the property,while shin oak is common in the sandier soils.


    The Surface Water:
    Water is a major strength of the Double V Ranch,highlighted by an extensive three-creek system consisting of Conejo Creek,Arroyo Mora,and Arroyo Arana,all of which flow into the Pecos River that also runs through the property. In total,the ranch boasts over 25 miles of creek frontage with numerous deep water pockets,many of which hold water year- round under normal conditions. Approximately one mile of Pecos River frontage further enhances the ranch’s water resources.


    The Supplemental Water:
    The ranch is also enhanced by an estimated 10 to 15 naturally flowing springs distributed throughout the pastures,providing reliable water coverage across the operation. In addition to surface water,the property is well improved with multiple groundwater sources,including eight electric wells,three solar wells,and one windmill well currently in operation,along with additional solar and windmill wells under repair.


    The Operational Improvements:
    The working improvements include a large metal hay shed,multiple equipment barns,and usable outbuildings. The ranch is fenced and cross-fenced into 18 pastures,with much of the fencing in good overall condition. Livestock infrastructure includes a large set of working pens equipped with scales,as well as several smaller sets of pens strategically located across the property,allowing for efficient management.
