Owner financing is available. This is in the of a little town of Cherokee 16 miles from Llano and San Saba with no gas station. To the east is Colorado Bend State Park 15 miles away, with no gas. To the west it is some 50 miles to a town. It is a handy place for a pit stop, snacks, and gas. The ranches in the area are being divided up and sold off. Others are wild game ranches which have year around attendance. Traffic will be increasing. The lot will have more than likely a 100 gallon a minute water well, and room for a septic. This town has a small school and a very sucessful orphan home so it makes it small town that is not going away.
