Norco Ranch NW is the northern, 90-acre portion of the 200-acre Norco Ranch West, also listed and shown on this website, near the headwaters of the Blanco River. The site fronts on paved RM 1888 midway between Luckenbach and Blanco and is just 20+ miles from sizzling Fredericksburg. The land rolls gently from the highway down to the river, with nearby views of rugged, protected hills that cannot be built upon due to the Conservation Easement in place on this and adjoining lands. The river ownership includes almost a quarter-mile of both sides of the clear, flowing stream, which is lined with monster oaks, cypress, and sycamores. Small holes, riffles, falls, and even dinosaur tracks are features of this charming body of water. The highly accessible Blanco River is fed by intermittent springs throughout its course and mostly has a beautiful, smooth limestone bed. Consisting mostly of smooth fields and oak motts, the ranch is also home to huntable numbers of axis, whitetail, and turkey. Evidence of Native American presence abounds, and the site itself is unimproved other than fencing, cross-fencing, and a new water well. A Conservation Easement protects the site and some adjoining lan
